The big real estate websites will make big claims about the estimated value of your home. However, unfortunately, those values are usually grossly inaccurate, which can lead to frustration and misconceptions if and when it comes time to sell or refinance your home. The estimates Zillow and others provide lack major details that directly affect your home’s value. A good market analysis takes time, research, and attention to detail. I take my time gathering all the information I can about your home. Then, I take that information and find recently sold homes, as similar to yours as I can, to justify your home’s market value. Unfortunately, software and AI just do NOT know everything you have done to upgrade or change your home while you have lived there, and that is KEY information for an accurate market analysis. The software also does not know or understand how quickly a home’s value can shift from neighborhood to neighborhood, or school district to school district. All of these factors matter. An accurate market evaluation works off of specifics and not generalities.
